When we have agreed on your design, we will complete the drawings required for local authority planning submission, and make the required neighbour notifications on your behalf. The planning process can take approx 6 - 8 weeks to be determined by the Council and may result in some design changes or minor alterations. There may also be a need for listed building and conservation consent depending on your area.

There are a few exceptions and we can advise you on your proposal should you need planning permission or a building warrant.

In simple terms the Planning Submission is a technical drawing & document that covers every aspect of the extent of the work i.e size, scale, height, access, usage, parking etc. It is valid for four years and the construction work should not start until the planning has been approved.

The length of time it takes for the local authority to verifiy the application varies from Council to Council depending on the local plan and the size and complexity of your proposal.
